So you’re receiving letters about buying your house and you’re wondering, “why do people want to buy my house?”. You may even be getting voicemails, text messages or people knocking on your door. All of this attention can be overwhelming, but why is it happening? There are two types of people who look for indicators that home owners may have interest in selling, real estate agents and investors. They advertise to these people in hopes of gaining their business through listing their property (realtor) or buying their property as an investment (investor). Have you recently inherited the house? Maybe you’ve received a property code violation? Was your water or electricity shut off or changed to a new provider? These are all examples of things that can put your house on a targeted list. These are signals that someone may be interested in selling their house, and reason to target you with direct mail campaigns that may last as long as a year. Here are a few of the most common lists that realtors and investors target. If you’re on more than one, you’re likely receiving multiple advertising messages per month. Instead of targeting set lists, there are those who spend their free time driving around neighborhoods, looking for the “rough surrounded by diamonds”. People look for houses in good neighborhoods that look like they have suffered some degree of neglect. These are prime candidates for value-add “fix and flip” opportunities. People assume that the house hasn’t had necessary upkeep because the owner is overwhelmed by the house and may be interested in selling. The easiest way to get off this list is to take care of your house (at least the exterior).
It is unlikely… but there is a chance that normal people are advertising to you because they want to buy your house for their own home. Some have very specific criteria for house qualities or neighborhoods and decide to mail to properties that match those qualities in an attempt to make a deal before the house hits the market. Be warned, some will advertise acting like this is their goal, only to hide the fact that they are actually an investor or a realtor.
